We offer Structural and Mechanical Inspections for clients who are investors or experienced home buyers who are concerned about the property’s structural and mechanical soundness. This is a limited inspection focusing on these two key areas.
Structural Inspection
To determine the structural integrity and soundness of the building, we will inspect the following:
- Roof
- Framing
- Foundation
- Basement/Crawl Space
- Interior/Exterior – Evidence of any defects affecting the building’s overall structural integrity and stability, such as deterioration and weather tightness
- Attached structures – Decks, stoops, porches, and attached garages
Mechanical Inspection
To determine any defects in the structure’s mechanical components, we will inspect the following systems:
- Heating
- Air conditioning
- Electrical
- Plumbing
- Water heater
- Bathroom and kitchen fixtures
- Fireplaces/chimneys
Note: This inspection excludes kitchen and bathroom cabinetry, household appliances, lighting fixtures, and detached garages. We do not describe or call out normal wear and tear on the interior and exterior for the property’s age.
